Everyone buys a home for slightly different reasons with different futures and goals in mind.</p><p>For example, Joe's home that is for sale down the street might still be considered overpriced for Jim who plans to buy a home now and sell it in about 5 years. They asked for the comps (price of a comparable home) and it turns out the sellers were given comps from two-years ago, before the market went all to hell.  So the owners priced their home on that comp, at 240,000.  My parents offered 225,000 because that seemed reasonable, and the house might not even appraise at that price anyway.  The sellers said no, and counter-offered for 235,000. including list price and selling price, then they are taking advantage of you.</p><p>As for going FSBO, if you think you can do a better job of marketing your home than the realtors you've been dealing with then go for it. </p><p>I would suggest that in any advertising you do you mention that agents are welcome. Kitchener, ON is the same way.</p><p>People are mortgaging 50% of their income @ 35 years on 3% variable rate mortgages to get 3 bedroom homes. It all depends on what you want and what you plan to do in the future. There are tons of details to spell out and I am not going to write them all here, but if you are looking for a general rule of thumb then consider this one:</p><p>If you plan to live in your home for a long time (10+ years) and you know how to shop for a home then you have far less to concern yourself with than most people. In fact, what you may want to concern yourself with more than price changes is rate changes. Waiting for that house to drop another 10k-20k in price may or may not be worth the risk of your interest rate increasing. Even so, the longer you plan to live in the house the more likely it is that you will not lose money. Remember, it is still your home and that should be most important.
