@blue_streak: When I see crap like that, I think \"potential bargain\". I'll look past a filthy toilet to see the bargain I may be able to get because other buyers are totally put off.

Of course, I am concerned about how easily buyers are put off. They're buying the most expensive thing they will probably ever own, and they're going to make the decision based on the wall color or status of the toilet? Dumb.

I've recognized several things on It's Lovely I'll Take It from matchies provided by my real estate agent's automatic listing matches. Even the listings I get that aren't laughably bad are still often accompanied by terrible photos that completely neglect some of the key features. I keep thinking there's gotta be money to be made in doing photos for these guys but they are barely scratching a living together right now, they're not going to spend an extra dime on photography.

@jenjen: There is money to be made doing photos for listings, since doing exactly that is my bread and butter photography job. Mind you, it's not a ton of money, but it's not bad.

I've recently been approved for a mortgage and have thus been looking at houses and I find that it is appalling how horrible some of these photos can be.

Seriously, even my \"favorite\" house at the moment had some really shady/horribly done pictures that makes the house look smaller and dirtier than it really was! Very sad..

@RimkaIzumo: Yeah, I saw some really crappy picture sets when I was looking around for houses earlier this year. I saw at least one house where the only pictures were varying angles of the exterior from the street, with the car door visible in a few of the shots. Yay for lazy realtors.

@RimkaIzumo: No, that's a good thing. I truly believe I got my first house because I was able to see past the mess that it was and assess its true worth. There were very angry renters in it at the time of the showing (they wanted to buy it but didn't have the money, so it was in their best interest to not let it be sold!) who made it extremely inconvenient to schedule a time and then also were just slobs and I swear owned a small zoo.

One of our neighbors put their house up for sale. The array of really crappy and cheap furniture along with random football fan items and tiny lone picture hung on walls really is not going to inspire buyers.

Realtors seem to lack any clue about staging a house. If your looking for a fixer upper you can look past the horrid decor and some damage. If a house is being sold at full price as move in ready it should actually be so.

@bohemian: My mom is constantly frustrated by people who don't understand that they need to clean up their houses so people will want to buy them. Cleaning! She tells them all the time that they need to dust, vacuum, put away stray toys, and if they have pets, they should be out of the house for the few hours the house is being opened for showing. And they won't do it, and they whine about their house not being sold, or people making comments, and they wonder why people haven't made any offers. It's because no one wants to buy a house that looks like a dump!

My wife and I are just about to purchase our house (loan approved, just need the house assessed and then we get keys!) and we went through a lot of houses. There were many photos and the lighting definitely did make a difference in selling or helping us choose a house. However, as a note of caution, photos can be deceiving; we saw many-a-great photos but when we saw the house, good god they were horrible.

So remember, it's a double edged sword.

I went house hunting with a real estate agent this past weekend. I said more than once, \"The pictures online didnt do this place justice.\" The agent chimed and and said that many people take horrible picture, and that she has to sneak in her places and take better stuff to put online.

@agent888: My mom doesn't let the owners take their own photos. She goes in and takes them herself. That way, she can take the time to open the blinds and curtains, make sure the counters don't have dirty dishes on them, and that the chairs are pushed in and lined up with the table. For some reason, some homeowners don't think that stuff matters.
